RealX is actually a fractional real estate platform in the true sense of the word!

While other platforms provide access to real estate investment through an SPV structure or some fund structure this platform provides direct ownership of the underlying property  which gives owner more legal control over the asset( you can take loan against your investment etc) and you can invest lower amount.

The names of the first co-owners and their respective details are included in the registered document. The same information is also credited into the blockchain based registry system (PropChain). The accounts of respective co-owner’s then reflect respective amounts of FRAX held by them.   1. Thanks for sharing. Just curious, does it still make sense for a pure investor to opt for property sharing deals when REIT option is already there. REIT is more diversified, need lesser minimum contribution and ultimately returns from property share and REITs will be on same level. Basic profit model is same for both – property generates rent yield and expected capital appreciation.

    • Public Traded REIT depends on:
      1) active management of property buy/sell by manager
      2) lleverage of funtd
      3) valuation of REIT

      generally public traded stocks/reit are at high valuation hence current div yield woould be 5-6%.

      I will compare fractional real estate to direct buying with similar risk rewards
